    The Post Foreclosure Specialist I will be responsible for monitoring activities of Post Foreclosure vendors relative to the accurate and timely handling of residential mortgage loans in Post Foreclosure in accordance with applicable state Post Foreclosure requirements.   Effectively collaborate and communicate with support groups within default; to ensure optimal resolution and/or outcome.   Perform all duties in accordance with company policies and procedures and all state and federal regulations.  

    • Maintains reviews, follows up on, and ensures the timely and accurate completion of all regular scheduled steps after the foreclosure sale including outstanding /late steps in the Foreclosure tracking templates on a daily basis.
    • Inputs the completion date on the date the action occurs.
    • Obtains approval, and modifies the projected date to a date in the future when a step in the process and cannot be completed.
    • Performs routine follow-up on, on a daily basis.  
    • Communicates with Foreclosure Vendors via communication and tracking tool regarding delays and requests for information.
    • Utilizes control and pipeline reports to manage pipeline. 
    • Provision timely and accurate information, documents, or instructions to assigned Foreclosure Vendors; within SLA outlined in Post Foreclosure procedures.
    • Ensures all Post Foreclosure Vendor fees and costs are charged within Investor, Fannie Mae, Freddie Mac, FHA, VA, and PMI allowable fees schedules.
    • Notifies the manager, investor, and insurer when identifying “exception cases” and lien threats; including but not limited to tax sales, drug seizures, and contested Post Foreclosures. Notifies the manager and the investor/insurer as required.
    • Transfers files for conveyance/claim filing and/or to REO within 24 hours after the appropriate completion of the foreclosure sale, ratification, Confirmation or Redemption period. 
    • Performs other duties and special projects as assigned.
    • Remediates and/or resolve escalated matters with management guidance, and approval.
    • Verifies taxes and insurance maintained and paid timely.
    • Completes and maintains system of record to ensure proper investor/client, PMI, VA, and FHA (SFDMS) reporting.
    • Documents all servicing, action taken, delays, follows up on,, and phone conversations in the system notes.
    • Compiles, maintains, and inputs all appropriate IRS 1099A/1099C information for each foreclosed loan in the same month that the Post Foreclosure sale is held.
    • Monitors vendor performance and notifies manager of any consistent problems (vendor’s inability/failure to comply with investor/insurer procedures and/or CMS requirements).
    • Ensures all Post Foreclosure procedural documents are imaged timely.
    • Monitors third-party sale funds process, provides posting instructions, and properly closes out file.
    • Monitors Post Foreclosure Deeds and escalates any delays in obtaining the Deed that will exceed 30 days.
    • Submits and tracks HUD P260 extension requests.
    • Perform other duties as assigned.


    • High school diploma or equivalent required; some college preferred.
    • 0 – 1 years of banking/mortgage experience.
    • Notary Public or Previous paralegal experience preferred.
    • Knowledge of Microsoft Suite required.
    • Knowledge of investor/insurer guidelines.
    • Knowledge of relevant and industry-specific computer software packages preferred.
